Fix-and-Flip & Ground-Up Construction: Most projects qualify in the 10.99%–13.99% interest range, with 1–3 points at closing depending on experience, leverage, and project risk. Typical leverage is up to 85%–90% of purchase price and 100% of rehab/construction costs, not to exceed 70%–75% of the after-repair value (ARV) for fix-and-flip or 65%–70% of completed value for new builds. Terms generally run 6–18 months with interest-only payments, no prepayment penalty after the minimum interest period, and funding available to experienced and newer investors who can document a viable deal, exit strategy, and basic financial capacity.
